Important: This is an estimate to help you plan, not a guarantee of proceeds. Your final figures will appear on escrow's settlement statement and depend on the actual contract terms, your lender's payoff, and prorations on the closing date.

How the figures are calculated. Hawai‘i conveyance tax uses the state rate schedule (HRS §247-2, Hawai‘i Department of Taxation Form P-64A instructions). The rate for the price bracket applies to the entire price, with a lower rate when the buyer qualifies for a homeowner's exemption. Commissions include Hawai‘i general excise tax at O‘ahu's maximum pass-on rate of 4.712%. Escrow fees and title insurance premiums use Title Guaranty's published residential schedule, effective January 2026. The seller pays 50% of the escrow fee (plus GET) and 60% of the standard owner's title policy, the customary O‘ahu split under the Hawai‘i purchase contract. Other escrow companies' rates differ slightly. Seller-side recording is estimated at the Regular System release fee. HARPTA withholding is 7.25% of the sale price for non-resident sellers; it is a prepayment of Hawai‘i income tax, not a closing cost. FIRPTA may also apply to foreign sellers.
