  • Off-market / exempt sale included. 1525 Wilder #803 is marked “Sold before listed — Exempt Listing” with 4 days on market and a non-MLS buyer. It is part of the eleven-sale set and contributes to all averages.
  • Price reduction and a concession discrepancy. 1212 Punahou #2005 was originally listed at $530,000 and reduced to $499,000, where it closed. The listing remarks reference a $5,000 buyer credit, while the structured concessions field is blank. Both readings are presented; the discrepancy is unresolved in the source.
  • Zero-day, non-MLS transaction. 1521 Alexander #706 recorded 0 days on market with a non-MLS buyer and $12,750 in concessions, indicating it was not openly marketed in the same way as most listings.
  • Single non-comparable unit. 1212 Punahou #3508 is the only four-bedroom and the largest unit. It raises the average unit size and lowers the average price per square foot relative to the ten two-bedroom units.
