Definitions & sources
Source. HiCentral MLS, North Shore oceanfront single-family report generated October 13, 2026. Information deemed reliable but not guaranteed. Status is as of that date.
Period. April 16 – October 13, 2026 (180 days). A listing is included if it was active during the period or closed, cancelled or expired within it.
DOM and CDOM. Days on Market counts the current listing period. Cumulative Days on Market adds prior listing periods for the same property, which is why several properties show a CDOM far above their DOM (for example 61-707 Papailoa Rd: DOM 11, CDOM 712).
MLS-exempt sale. 61-765 Papailoa Rd was entered as an exempt listing and sold to a non-MLS buyer one day after listing. It is shown separately and left out of all medians and of the MLS closing pace.
Ke Iki Rd #1 and #2. These are the two halves of one side-by-side CPR duplex, listed and cancelled on the same dates. They are counted as two listings, as entered in the MLS.
Tax assessment. 59-621 Ke Iki Rd #2 shows identical building and land assessments ($1,758,500 each) that do not sum to the reported total of $2,420,000. Only the total is shown here.
Frontage and flood zone are reported as entered by each listing agent. 59-781 Kamehameha Hwy #1 sits on a rocky shoreline (Flood Zone X) rather than sand.
Months of supply divides active listings (2) by the average monthly closing count over the 180-day period. With a set this size, one sale changes the result noticeably.
