A considered look at what buyers have actually paid for homes like yours — so the right price becomes clear on its own.
Where we begin
Your home is Gentry's Aukai plan, the most common and most frequently sold single-family layout in Ka‘ulu. That is a real advantage: we don't have to estimate, because the market has priced this exact floor plan several times in the past year.
The market, in plain language
O‘ahu prices overall are at record levels, but that island-wide figure blends every neighborhood together. Inside Ka‘ulu the picture is steadier: the same floor plans have edged up a few percent over the year rather than leaping. The larger shift is supply — Gentry reported 57 of its 60 market-rate single-family homes sold as of December 2025, so buyers will increasingly be choosing among owner resales like yours.

Two patterns stand out. The Aukai plan has sold between roughly $949,000 and $969,000 every time it has come up. And the larger resales that asked $1,089,000–$1,095,000 had to come down to $1,050,000 — while the one resale priced in line with the market (#102) sold in nine days at its full asking price.
Priced above the market, or with it
#106 and #209 listed at $1,095,000 and $1,089,000, waited more than a month, and both settled at $1,050,000. Today a brand-new Aukai (#453) is asking $1,025,000 after one price cut and has been on the market 53 days.
#102 was priced in line with recent sales and sold at its full $1,095,000 asking price in nine days. Builder homes priced with the market went under contract in 2–15 days.
Three ways to price — and the space between
Each option is a real list price grounded in the sales you've just seen. Select one, or move the slider to any price in between, and see what the evidence says happens at that level.
Each option carries its own trade-offs. The right one depends on your timing, your plans after the sale, and how you weigh time on market against room to negotiate.

3.00% + Hawai‘i GET (4.712%)—
Fine-tune the estimates
How the figures are calculated. Hawai‘i conveyance tax uses the state rate schedule (HRS §247-2, Hawai‘i Department of Taxation Form P-64A instructions). The rate for the price bracket applies to the entire price, with a lower rate when the buyer qualifies for a homeowner's exemption. Commissions include Hawai‘i general excise tax at O‘ahu's maximum pass-on rate of 4.712%. Escrow fees and title insurance premiums use Title Guaranty's published residential schedule, effective January 2026. The seller pays 50% of the escrow fee (plus GET) and 60% of the standard owner's title policy, the customary O‘ahu split under the Hawai‘i purchase contract. Other escrow companies' rates differ slightly. Seller-side recording is estimated at the Regular System release fee. HARPTA withholding is 7.25% of the sale price for non-resident sellers; it is a prepayment of Hawai‘i income tax, not a closing cost. FIRPTA may also apply to foreign sellers.
