Why it matters
County records show 4 bedrooms and 5 baths, while the 2023 listing advertised 7 bedrooms. Appraisers and lenders generally only credit permitted living space, and some lenders will not finance a home with unpermitted bedrooms until they are legalized or returned to garage use. Hawaii law also requires us to disclose it.
What we can do
Pull the full permit history, then choose between applying to permit the work or converting the space back to a garage. Either way, the home is presented accurately and buyers can get financing.
The cesspool

Why it matters
Hawaii requires every cesspool to be upgraded or connected to sewer by 2050, and the Kahaluu area is one of the state's highest-priority zones. The homes we are comparing against also use cesspools, so this alone does not explain the price gap. Buyers will still deduct the replacement cost, and a home marketed with more bedrooms needs a larger system.
What we can do
Have the system pumped and inspected, and get a contractor's bid for conversion. A real number on the table replaces a buyer's worst-case guess. New state loan programs may also help with the cost.
