Annual Tax at a Glance

Scenario Annual Tax Monthly vs. CA (1.1%)
HI — Primary Residence $12,705 $1,059 Save $28,545
HI — Second Home $35,350 $2,946 Save $5,900
CA — Low (1.1%) $41,250 $3,438 Baseline
CA — High (1.25%) $46,875 $3,906 +$5,625
Bottom Line
As a primary residence, this property's annual tax is roughly $28,500–$34,000 less than a comparable California purchase. Even as a second home, Hawaii's tax is still $5,900–$11,500 lower annually than California — though the gap is much narrower due to Honolulu's tiered Residential A rates on non-owner-occupied homes above $1M.
Residential A Warning
Honolulu's Residential A classification applies automatically to any residential property without a Home Exemption — meaning second homes, investment properties, and any home where the owner does not reside 270+ days/year. The tiered rates ($4.00 + $11.40) make this nearly 3× the primary-residence rate on a $3.75M property.

How It Works — Key Differences

  • Hawaii reassesses annually at full market value. There is no Prop 13–style cap on assessment increases. If the property appreciates, your tax bill rises accordingly.
  • California's Prop 13 locks the assessed value at the purchase price and caps annual increases at 2%, regardless of actual market appreciation. Over time, this creates significant savings if the property appreciates beyond 2%/year.
  • Hawaii's Home Exemption requires filing with the Real Property Assessment Division by September 30 of the prior tax year. The owner must occupy the property as their primary residence for 270+ days per year.
  • California does not distinguish between primary and second homes for property tax rate purposes. The same Prop 13 base rate applies to both. The $7,000 homeowner exemption (saving ~$70/year) is available only for a primary residence.
  • Year-over-year comparison: Hawaii taxes track market value, so in a rising market they increase faster. California taxes are more predictable year to year but start higher on this property at purchase.
If Buyer Is 65+
The Honolulu Home Exemption increases from $120,000 to $160,000 for owner-occupants age 65 or older, reducing the primary-residence tax to approximately $12,565/year — a further $140 annual savings.

Source. HiCentral MLS search results, Sunset Area oceanfront single-family, retrieved October 19, 2026. Information deemed reliable but not guaranteed.

Period. Closed sales from October 29, 2024 through October 19, 2026 (720 days). Active and under-contract status is as of October 19, 2026.

DOM and CDOM. Days on Market counts the final listing period. Cumulative Days on Market adds earlier listing periods for the same property, so CDOM can be well above DOM (for example 59-495 Ke Waena Rd: DOM 96, CDOM 632).

Medians. The overview figures, range strips and the chart's median line use the seven closed sales only. Table medians reflect the rows shown. Lot size in acres is converted from MLS land square feet (43,560 sq ft per acre).
